In the heart of Beacon

stands a home layered with history — the childhood residence of legendary coach Digger Phelps, built in the late 1800’s.

Time had taken its toll on this corner lot just off Main Street. What remained was character, history, and the opportunity to reimagine the structure for the next century.

In collaboration with architect Fabian Bedolla, the home underwent a complete interior and exterior renovation — not simply restored, but rebuilt as a high-performance envelope-driven residence.

During demolition, brick nogging was uncovered in every stud bay — a rare artifact of early construction methods. Rather than erase it, the project chose preservation. Portions remain exposed within the interior, while reclaimed brick was thoughtfully reintroduced into the sitework, forming the new sidewalk and grounding the home in its own history.

 

Performance guided every exterior decision.
Five inches of continuous Rockwool insulation were added to the walls and roof assembly. A vented over-roof was constructed using monopoly framing and finished in standing seam metal. The result: an airtightness rating of 1 ACH50 — dramatically surpassing code minimums and redefining the home’s thermal integrity.

Inside, the design is fully custom — intentional, detailed, and tailored to modern living. Outside, the architecture remains restrained and traditional, preserving the home’s original presence within the neighborhood streetscape.
